Greater Noida West — still called Noida Extension by most people — is the planned residential belt between Noida and Ghaziabad that is administered by the Greater Noida Industrial Development Authority (GNIDA), not the Noida authority. That difference matters on paper: allotments, transfer charges and occupancy certificates come from GNIDA.
Most homes here are high-rise gated societies with clubhouses, pools and landscaped greens, and the older sectors are now fully lived-in, with schools, hospitals and daily markets already running. Newer launches in Sector 1 and Sector 12 are larger-format, premium projects from national developers.
Prices vary far more by project than by sector: a ready 2 BHK and a new-launch 4 BHK can sit a few hundred metres apart. Use the table below to compare like with like, then shortlist two or three to visit.
